In the event that you currently have a property manager agreement that needs to be cancelled:

  • Please check your present property management contract to verify what type of notice is required. Normally you will be required to give a written 30 day notice. Shorter notice of termination may be allowed by the current Property Management Company. If you do not have a written contract, 30 days shall be sufficient.
  • The proper Transfer of Property Management Form to terminate your existing Property Management Agreement is available for download at the bottom of this section.
  • A representative of Premium Plus Property Management Inc. will be in touch with you prior to the termination date and make your transfer a smooth and stress-less transition.

Our Property Management shall then notify your current tenants as to the change in property management companies. The landlord shall contact us to provide simple additional information.

  • Provide tenants with copy of bank statements receiving their payments monthly
  • Tenant shall be notified 90 days in advance of an annual rent increase
  • Monthly rent payment shall be recorded and remitted to the property owner via direct deposit
  • Provide tenancies with 24/7 emergency tell # and general enquiries Monday to Friday, 9am-5pm
  • Tenants shall be responsible for lawn maintenance and snow removal in single dwellings
  • Rental property shall be visited occasionally upon notices for the visual inspection
  • Competitive price quotes for any necessary maintenance repairs and renovations
  • We shall oversee all work performed by general contractors and superintendents
  • We shall pay all invoices of general contractors and be reimbursed by the property owner
  • Enforce non-payment of rent as outlined in Ontario Landlord and Tenant Board Regulations
  • Rental unit should be inspected between tenancies upon move out and move in conditions
  • Grievances by the tenants shall be addressed and resolved with the approval by the property owner
  • All RTA evictions shall be enforced with close consultation with the appropriate legal adviser
  • Provide owner with monthly and yearly ledgers, expenses and income statements


  • Property rental units shall be advertised in various media websites including this site
  • Vacant rental units shall be shown to the prospective tenants upon request
  • Credit Check on the potential tenants shall be performed with the tenants authorization
  • All reference check, employment and previous landlord history shall be verified
  • After approving the tenancy checks we shall collect the first/last month rent in certified funds
  • New tenants will be required to sign our legal RTA approved lease agreement

Real Estate Investment vs Registered Education Saving Plans (RESPs) In regard to investing in RESPS for your children, quite often offspring cash in RESPS for non-educational purposes. This poses a significant risk of not getting the return on your investment that you intended. Real Estate Investment vs Registered Retirement Savings Plans (RRSPs) Everyone wants to have as much as possible for their retirement but now a days its just becoming more and more difficult as Canadians are living longer than ever before yet most companies do not have the pension benefits now as they did years ago and they are cutting back year after year. Unfortunately, the federal government is also hinting that the old age security pension will also be cut sooner rather than later. Many Canadians are struggling when they are contributing to an RRSP each year with the hope that they may have thirty years of retirement and that they will have enough to last a lifetime without running out. The problem is that the Canadian government has a fixed deadline to convert your RRSP to a life annuity or a registered retirement income fund at age 71 and then you have no choice but to pay deferred tax from contributions made while in your younger years. Cashing in your RRSPs while you are still working unfortunately also qualifies for a higher tax bracket as it is considered additional income and therefore you will be taxed the maximum amount. In fact, many people have ended up with a small fraction of their investment from what they originally paid into their RRSPs. There are also set limitations for how much you can contribute to an RRSP with very few options as well as limited flexibilty since you must cash in the whole amount at 71 or withdraw a fixed percentage each year with a fixed schedule. Plus, you pay tax each and every time you withdraw with no tax breaks for capital gains or dividend income.

Frequently Asked Questions by Residents

What is my first step to be a tenant?

If you would like to rent one of our vacant units, please download a Rental Application form first and submit it to us via e-mail or fax or regular mail. Premium Plus Real Property Management Inc. will perform background checks and we evaluate based on income, credit, and previous rental history. Once your tenancy has been approved, you will be asked to send a security deposit to hold the unit, and all occupants 18 and older will be asked to sign a lease. We cannot hold a unit until a non-refundable deposit is collected in secured funds. All Rent collections, abusive noise and other lease violations are strictly enforced. Please discuss with your Property Supervisor before you move in if you have any issues with building unit rules, the lease or unit itself.

What forms of payment are acceptable to pay my rent?

Make payable to Premium Plus Real Property Management Inc. We provide you with a method of payment information sheet. To insure your payment is credited, cheques and money orders must include the current date, your name and address with the apartment number.

What if I fail to pay my rent on time?

Unfortunately, if your rent is not received on the 1st of the month, you will be served a legal notice to pay your rent or leave the apartment. RTA 2006, c. 17, s. 59 (1). If rent is not received by the time the notice expires, and you do not leave, you will be subject to eviction proceedings. RTA 2006, c. 17, s. 69 Nothing will excuse you from paying the rent. Rent must be paid regardless of any personal circumstances or problems you may have. This is part of your lease agreement, you have signed this agreement to abide by it. If your check bounces, you will be subject to a NSF fee.

How do I report maintenance repairs to be done?

Download a maintenance request form., deliver it to your superintendent (if applicable) or you may e-mail the filled out form to info@premiumplusinvestments.ca if you live in a smaller building. Alternatively fax to: 289-239-7174 or mail. Most maintenance issues can be attended to within 48 hours. Please note, If there is a problem caused by misuse of facilities by you or your guests, for example an inappropriate item flushed down the toilet, you will be charged for the repair. (RTA 2006, c. 17, s. 34)

What constitutes an emergency?

An emergency is defined as a problem issue that will cause a safety hazard to residents, or pending damage to property, therefore fixing it cannot wait until the next business day. Some examples would be an overflowing toilet, a broken water pipe, electrical outage, fire, or flood. If you suspect a gas leak, call the gas company in your area first, and if there is a power outage, call the electric company in your area first to see if there is a general power outage. In case of an emergency, first call your Property Supervisor. Alternatively, contact us at 289-239-7172.Our line is monitored 24/7. Do not hesitate to call 911 if you feel it is something that is life-threatening or you suspect criminal activity.

What is the procedure if a maintenance person is coming to my rental unit?

We will give you a 24 hour notice to enter.,2006, c. 17, s. 27 (1), unless you agree to allow contractor to enter your home on an as-available basis. 2006, c. 17, s. 26 (1). There is no requirement for you to be present, but you must provide access to your home, with proper notice, for purposes of repairs. There is no requirement for PPRPMI to give you notice if there is a suspected emergency.

What if my neighbour plays loud music late at night?

Please contact the Property Supervisor. If you feel you have no choice, by all means contact the Police Department (905) 546-4925 (switchboard – non-emergency). If the behavior continues, fill out a complaint form as further steps will have to be taken. 2006, c. 17, s. 64 (1). It is important that you provide dates and times that the event occurred. Sign and date the letter.

How does rent payment work with roomates?

In a roommate situation, both roommates are entirely responsible for the rent. You must work it out between yourselves but ensure PPRMI gets the full amount. Sometimes one roommate may pay more rent than another, significantly larger, but that must be agreed between roommates and shall not be our problem. This constitutes non-payment of rent, and both your names will appear immediately on a legal notice for possible eviction.

What moving notice is required on a month-to-month lease?

In accordance to the Residential Tenancy Act, you are required to give in writing a 60 day notice. The 60th day must end on the last day of the month. The form required is 2006, c. 17, s. 37 (2). and is called vacate tenancy. It is available for download in this section of our website.

What is my obligation if I am being re-located for work before my lease is ended?

Inform PPRMI in writing as soon as you know about your transfer, and give an exact date you will be vacating the unit. You shall be responsible for rent owing until the end of your lease term, or until a new tenant is found. In some cases we will allow the tenant to assign the lease to a new person (applicant must meet our criteria). You must keep your unit as presentable as possible for your benefit, and cooperate fully with Premium Plus Real Property Management Inc. when we show the unit, so a new tenant can be found as soon as possible. You may even want to advertise the unit on your own, and introduce any interested parties to PPRMI. This will help lower any of your costs.

Despite rising house prices the average tenant would save money every year if they could buy a home instead of continuing to rent, according to research. Even factoring in the cost of maintaining and insuring a home, the lender found that with today’s low mortgage rates first-time buyers pay less a month to own a three-bed home. The gap has grown since last year. First-time buyers have been entering the housing market in growing numbers since early 2013 as lenders have become more willing to take on borrowers with small deposits, originally encouraged by the government’s “Funding for Lending” scheme which channeled cheaper money to home-buyers through the banks, and later, the “Help to Buy” scheme offering government backing for 95% loans. This year, more new buyers have entered the market, 24% more than in the same three months of 2013. But those left renting have seen monthly costs rise to record levels. Average rents have increased by 10% over the past five years, while the amount available to tenants to spend on accommodation has stagnated. For many, the rising cost of renting has made it increasingly tough to save for deposits, leaving them trapped in the private rental sector. One mortgage director in Eastern Canada said:

“It is clearly encouraging that since 2009 there has been a significant decline in the cost of buying a home for those trying to get on the housing ladder”.

Typically, lenders require mortgage loan insurance for loans made to anyone that wishes to purchase a home with less than 20% of the purchase price. The Canadian Bank Act prohibits most federally regulated lending institutions from providing mortgages without mortgage loan insurance for amounts that exceed 80% of the value of the home or purchases with less than 20% down payment. Through your lender, CMHC Mortgage Loan Insurance enables you to finance up to 95% of the purchase price of a home. This is a successful program that has made home ownership easier and attained earlier than most people could have otherwise. Home ownership allows you to build a second income stream. From taking in a renter in a spare bedroom to renting out driveway space to commuters, Hodges says homeowners are increasingly finding ways to monetize their homes The so-called “forced savings” argument is a widely-held one: “Since homeowners have to pay their mortgage every month, they are routinely putting money away (and into their house, which they own), instead of squandering it on new shoes or fancy meals. Then, if you eventually sell your home after the mortgage is paid off, there’s a good chance that “you’ll walk away with a great payoff,” Bottom Line: Tenants can buy a home with only 5% down and start building their equity now.


If you are a tenant of a rental home, your landlord’s property insurance will not cover your belongings. You must obtain your own insurance in case of fire, theft or damage. Choose coverage to protect things that you would need replaced. You will also need personal liability protection. Sometimes bundle other insurance coverage such as auto with your tenant’s insurance under an umbrella to get the coverage you need to get you better rates.
